Fort Myers Beach heats up in August!
(Fort Myers, FL – September 20, 2019) – Lee County’s housing market saw a small decrease in closed sales compared to August 2018, according to the latest statistics just released by Florida Realtors®. Year-over-year, sales were down by -2.7% for Single Family and a -12.1% decrease for Condos & Townhouse.
August showed Median Sale prices were up slightly at 1.6% for Single Family, and down -4.3% for Townhouse and Condos . Inventory is down a bit with year-over year for Single Family at -3.9% in Active Listings, showing a 4.6 Months Supply of Inventory. Active listings were down by -5.3% year-over-year for Townhouses and Condos with a Months Supply of Inventory of 4.9, a drop from 5.1. The time properties spent on the market in August, was 82 Days for Single Family Homes and 88 Days for Townhouses and Condos.
Broken down by cities, Single Family in Fort Myers Beach saw a tremendous jump up in sales of 150.0% over last year, with 10 closed sales compared to 4 in August 2018. Fort Myers also saw an increase 10.8.7% of Single Family Homes sold with 308 closed sales. The remaining Cities all saw a decrease compared to August 2018.
When looking at Closed Sales by Price Point, the numbers were down for most of the Single Family with the excepetion of the $200,000-$249,999 and $400,00- $599,99 price range at 10.3% & 23%. Condos and Townhouse market saw an increase in most of the price ranges with the $1,000,000 and above topping it at 166.7%. The under $100,000 price range took the largest decrease at -100% and – 21.4%.
