As all the snowbirds flap their wings and flock back up north to enjoy a short summer, the heat and humidity are returning quickly to SW Florida. Summer means no traffic, no waits in restaurants, and mosquitoes the size of dragonflies! If you are on the fence about participating in this very active SW Florida real estate market, this summer may be the time to jump off the fence. Here are a few reasons why:
- Sellers who were not able to sell their home this season are now getting very anxious. If you are a seller, price it below market and get rid of it! You have a month or two to get very aggressive to move your property before the summer slowdown really grips our market. As a seller, you know that if it doesn’t sell in the next month or two, it’s most likely not going to sell until next fall or winter.
- Buyers, this is the time to make an offer. Buyers are in the driver’s seat in this market and even more so now that season is over. You can dictate your terms and price to a seller and most sellers will take it out of fear of holding on the entire summer.
- The inventory of homes will be slow to come onto the market. Sellers tend to not list their home going into the summer months knowing that it can be more difficult to sell. Oftentimes, they will wait until the late fall. It’s not good to have the days on market creep up over a long summer – it can make your home look like a stale listing and can work against you in getting it sold. As a seller, try doing the opposite of waiting and put it on the market now making sure to price it low. You may get lucky and snag one of the buyers lurking around and get it sold before the heat really kicks in!
- As a buyer, keep in mind that you can get great deals this time of year; however, act quickly because new inventory will be slow to come to the market. Don’t kick the tires for too long. If you see something you like, make an offer and get the deal done. Otherwise, you may miss your chance!
Take advantage of our current market conditions and this summer you can sweat because of the humidity, not from the fear of not selling or missing your chance!
