If you are about to list your house for sale, then listen up! Pricing it right and marketing it with the right Realtor are important, but an often overlooked part of the sales process is making repairs to get it sold quickly. When you live in a home for several years, maybe you get used to the leaky faucet or bathroom door that doesn’t quite lock as it should. It’s easy to get into routines and not feel motivated to make these changes. I’m here to tell you if you are getting ready to sell, you should strongly consider it now. Here are some reasons why:
- Buyers usually will get a home inspection. The inspector is going to find those little nagging problems anyways, so why not just fix them now and make a new buyer coming into the house feel more excited about the care the house has received over the years? If a buyer gets a home inspection report that shows 20 items that should be addressed, it can scare them. And you don’t want your buyer scared!
- Paint it! A lot of sellers are not willing to paint their home to get it sold. It can be very emotional and hard to let go of your personal painting touches. However, painting your home a neutral color that appeals to the majority of buyers – and their furniture- will make them more likely to make an offer. Painting also gives it a fresh, new, clean look. If a seller doesn’t have the extra money to spend, maybe offer the buyer a painting credit at closing so the buyer can paint to their taste at the expense of the seller.
- Focus on doors, handles, and light switches. Anything a buyer can touch should work easily. Make sure all the lights turn on and switches work with ease. The front door lock and knob should be easy to open. You’d be surprised how many front door locks are corroded and very difficult to open. Don’t make it hard for a buyer to get into your house!
- Dress it up outside because first impressions are everything. Cleaning up the landscaping, planting bright flowers leading up to the entryway, power washing and even painting the exterior will go a long way for you to attract a new buyer.
Don’t be afraid to make some minor changes to your home to get it sold. You only have one chance to attract the right buyer, so don’t lose that opportunity.
